The property is generally located North of Sierry <br /> Peaks Dr and South of Westridge Drive, and is bisected by the Downer Trail roadway. <br /> This item was not on the City Council Study Session because the final Downer Trail <br /> right-of-way alignment is in the process of being refined by the applicant's engineer and <br /> city staff. Although final adjustments to the final plat are still be made(with respect to <br /> roadway alignment only), the final plat is being placed on the regular voting session to <br /> insure timely completion of the East —West Connector. Council is very familiar with this <br /> plat with the approval of the development agreement that shifted responsibilities of <br /> developers from South Downer Trail roadway improvements to this area to the North. <br /> EAST I WEST CONNECTOR AGREEMENT <br /> A development agreement (Resolution No. 3746) was approved by council in April, <br /> 2006. The agreement provides for the construction and timing for completion of the <br /> Connector from the "gap" at the intersection of Sierry Peaks and Downer Trail, North to <br /> the Preserve subdivision. <br /> ROADWAY REALIGNMENT <br /> The applicant's engineer and city staff are making minor adjustments in the roadway <br /> and right-of-way dedication. Because these changes are considered to be very minor <br /> the final plat is being brought forward for Council consideration at this time. Any <br /> changes to ROW alignment and dedication can be administratively approved by staff. <br /> CURRENT ZONING <br /> The property is zoned SF-35, which permits single family residential uses with lot sizes <br /> greater than 35,000 sq. ft. Building envelopes are required to meet the minimum zoning <br /> and setback requirements. <br /> Recommended Action: Move to Approve the Final Plat for the Downer 16 subdivision. <br /> 1 <br />
