Because these envelopes were made a part of the plat by the developer, and <br /> approved by the Council when the plat was adopted, changes to the envelopes require <br /> Council approval by a revision of plat. <br /> Background <br /> Estancia de Prescott was final platted in 2003. Under the subdivision regulations in effect <br /> at the time, the developer could address hillside lots by either establishing building <br /> envelopes on the plat or by providing the envelopes separately. The developer chose to <br /> place them on the plat. Because of this, changes to an envelope require a modification of <br /> the plat by Council. <br /> The applicant desires to adjust the building envelope on the lot to accommodate a <br /> particular house design. The original building envelope established on this lot was 10,854 <br /> square feet. The applicant proposes a new building envelope of 10,548 square feet. This <br /> change would not only accommodate the applicant's desire for house placement, but <br /> would also result in a smaller disturbable area on the lot. No adverse impacts from this <br /> change have been identified. <br /> Financial Impact <br /> None. <br />
