ORDINANCE NO. 5056-1596 <br /> AN ORDINANCE OF THE MAYOR AND COUNCIL OF THE CITY OF PRESCOTT, <br /> YAVAPAI COUNTY, ARIZONA, AMENDING THE ZONING OF CERTAIN PROPERTY <br /> WITHIN THE CITY OF PRESCOTT GENERALLY LOCATED AT STATE ROUTE (SR) <br /> 89 AND STATE ROUTE (SR) 89A/PIONEER WAY, FROM SINGLE FAMILY 18 (SF- <br /> 18), MU (MIXED USE), MULTI-FAMILY HIGH (MF-H), BUSINESS REGIONAL (BR), <br /> AND INDUSTRIAL LIGHT (IL) ZONING DISTRICTS TO SPECIALLY PLANNED <br /> COMMUNITY (SPC) ZONING DISTRICT. <br /> RECITALS: <br /> WHEREAS, the owners of a certain property within the corporate limits of the <br /> City of Prescott, as described in Exhibit A, have requested a rezoning thereof from <br /> SINGLE FAMILY 18 (SF-18), MU (MIXED USE), MULTI-FAMILY HIGH (MF-H), <br /> BUSINESS REGIONAL (BR), AND INDUSTRIAL LIGHT (IL) ZONING DISTRICTS TO <br /> SPECIALLY PLANNED COMMUNITY (SPC) ZONING DISTRICT; and <br /> WHEREAS, the Planning and Zoning Commission of the City of Prescott held <br /> public hearings regarding said rezoning and voted to recommend approval of the <br /> request; and <br /> WHEREAS, the City Council of the City of Prescott has determined that it would <br /> be in the best interest of the public to rezone said property; while assuring consistency <br /> with the General Plan; and <br /> WHEREAS, the requirements of Section 9.15 of the City of Prescott Land <br /> Development Code have been complied with. <br /> ENACTMENTS: <br /> NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF <br /> PRESCOTT AS FOLLOWS: <br /> SECTION 1. THAT, the following described parcel of land, further described in <br /> Exhibit A attached hereto and made a part hereof, is hereby reclassified as follows: Single- <br /> Family 18 (SF-18), Mixed Use (MU), Multi-Family High Density (MF-H), Business Regional <br /> (BR), and Industrial Light (IL) zoning districts to Specially Planned Community (SPC) <br /> zoning district, with a master plan. The master plan shall be conditioned as follows: <br /> A. Site plan review by the Planning and Zoning Commission shall be required per <br /> the 2016 City process for Site Plan Review. For all individual commercial and <br /> multi-family projects within 150' of Pioneer Parkway, the site plans shall be <br /> reviewed and approved by the Planning and Zoning Commission. <br />
